Oldefield Farms is a great place to live. We encourage you to read the About Us page for important details about our Planned Unit Development. Enfield is a quiet town, located 30 minutes north of Hartford, right off I-91, exit 47E. Our 105-unit community is owner-managed and well maintained. We do our best to stay within our yearly operating budget and continue to be successful working within those limits. Dogs are not permitted; cats are allowed. (Refer to Oldefield Farms Rules and Regulations, #9.)
This guide walks you through what to know before you buy, what to remember at closing, and what to expect after you've moved in.
Before You Buy
As a prospective buyer, in addition to the key points on the "About Us" page, you should review the documents available on this website. Specific files include:
- Oldefield Farms HOA Laws
- Oldefield Farms HOA Policies
- Oldefield Farms HOA Rules and Regulations
- Oldefield Farms HOA Declaration and Covenants
Your monthly fee covers more than just the basics. Landscaping and snow removal are included year-round, along with the maintenance and upkeep of common areas throughout the community. Once you register for owner access on this website, you'll be able to see the full detail on what's covered.
If you're considering a unit whose roof may be due for attention, the Association is currently in year two of a multi-year re-roofing project covering all units and garages. You can check the current schedule to see where a specific unit falls.
At Closing
There is a lot to remember when you close. Here are a few points to keep in mind:
- Keys. Ask for the keys. This includes the front door, slider, garage door, and mailbox. The mailbox is a commonly forgotten item and one the Association is asked about frequently. The Association does not have a spare, so make sure the seller leaves their copy (or copies).
- Coupon Books. You can pay your monthly association fees using your bank's bill pay feature. However, for those who still like to write checks, the Association provides coupon books. Sellers are asked to leave their unused monthly fee coupon books for the new owner — the Association does not keep extra copies. Be sure to review all the Q&A on monthly fees in the FAQ. (You will need owner access to this website to view the FAQ and other pages — please register using the link in the upper right-hand corner of the site.)
- Pass Codes, Garage Door Openers, and Manuals. Ask for garage door openers and any passcodes that go with them. A few of the newer door locks and deadbolts have pass-codes, some of which are synced to security systems — make sure you get those codes and all manuals from the seller.
After You Move In
Once you have moved in and met your neighbors, we expect that you will have questions. If you can't find the answers online, we welcome a phone call to the Hotline at 860.749.4242. Please register on this website for access to owner-only information.
Be sure to note the deadlines for monthly fees in the FAQ. After you get settled, we hope you'll consider getting involved with the Residence Committee — or at the very least, come out when the weather is nice and introduce yourself to the walkers, gardeners, and bike riders who frequent the community. Welcome to Oldefield Farms! We're glad you're here.
